Woodspring Suites, MD

Project Overview

A hotel franchisee was looking at several different properties in the Maryland area to increase the size of their ownership and management portfolio.


Involved from the very beginning, CDS helped the owner through the entire development process. With the assistance of our engineer and other consultants, we conducted a traffic impact study, phase one environmental site analysis, ALTA (American Land Title Association) survey, wetlands mitigation, and worked with Baltimore County to ensure everything was approved before proceeding. We also helped the owner secure bonding for all utilities, grading, and certificates of insurance.

From there CDS worked with the owner, engineer and architect to create the design package to submit to Plan Review.

The next phase included vigorous due diligence and obtaining all permits and approvals. We then provided full construction project management on the four story, one hundred thirty room hotel, with a five month construction timeline.

During construction the brand decided to make a name change from Value Place to WoodSpring Suites. Given that this hotel would be the first under the new flag, we worked very closely with the owner, our design team, and WoodSpring’s corporate office to integrate as much of the new design as possible into a project that was halfway complete.


CDS providing complete owner representation from project beginning to end. This included site selection, pre-construction and construction management, to project closeout. With CDS handling the day-to-day management of the project, the owner had the freedom to look for more sites to increase the size of their property portfolio, finding four additional sites during construction of this hotel alone.

We have now represented this owner for ten ground-up hotel projects, giving them the opportunity to find more sites to acquire. We do our job so they can do theirs.
