Project Overview

The owner purchased a piece of land with a contract to build a 60,000 square foot medical office building for one of the largest health care providers in Virginia. For the owner to have enough time to find tenants to fill out the building, someone needed to manage the day-to-day construction of the shell.

Solution

CDS was contracted from the beginning to manage the entire construction. We put together the design package with our architect and site engineer before submitting and obtaining POD (plan of development) approval from Hanover County.

During initial inspections it was discovered that a 150-foot Verizon tower would have to be relocated to accommodate the new parking lot. We worked with Verizon and a local contractor to take down the tower and move it without disrupting business or delaying the project.

After receiving all approvals and permits, CDS worked closely with the contractor, overseeing the entire process through to completion. As the shell was being constructed, the owner signed a lease with a tenant on the ground floor that needed to be built out as well.

Result

The project was completed ahead of schedule and in line with the original budget. The property has been very successful since opening, and CDS has handled all subsequent tenant build outs for the owner.
